Average house price in Bristol was £340,000 in March 2024

The provisional average house price in Bristol in March 2024 was £340,000. This was lower than the average of £348,000 in March 2023 (revised), a 2.2% fall.

Across the South West, the average house price in March 2024 was £316,000, which was in line with a year earlier (£315,000).

Across Great Britain, a home sold for an average of £286,000 in March 2024, which was up slightly from the March 2023 average of £281,000.

In the year to March 2024, the average price for flats in Bristol stayed around the same over the year, while the average price for detached properties decreased by 3.3%.

For each property type, average prices as of March 2024 in Bristol were:

• Detached properties: £642,000
• Semi-detached properties: £421,000
• Terraced properties: £353,000
• Flats and maisonettes: £262,000

Average private rents rose in Bristol

The average monthly private rent in Bristol was £1,756 in April 2024. This was an increase from £1,632 in April 2023, a 7.6% rise.

Across the South West, the average monthly rent was £1,112, up from £1,038 a year earlier.

Across Great Britain, the average rent price in April 2024 was £1,254, which was up from £1,151 in April 2023.

In Bristol, the average rent for detached properties rose by 8.0%, while for terraced properties, it increased by 7.2%.

Average rent for one bed properties rose by 8.3%, while the average for four-or-more bed properties increased by 6.1%.

By how many bedrooms there are in a property, average rents as of April 2024 in Bristol were:

• One bedroom: £1,120
• Two bedrooms: £1,427
• Three bedrooms: £1,634
• Four or more bedrooms: £2,410

Taking the data instead by property type, average rents were:

• Flats and maisonettes: £1,396
• Terraced properties: £1,871
• Semi-detached properties: £1,950
• Detached properties: £1,980

First-time buyers in Bristol paid £309,000 on average in March 2024

The provisional average price paid by first-time buyers was £309,000 in March 2024. This was lower than the revised March 2023 average of £316,000.

In comparison, home-movers in Bristol paid an average of £379,000 in March 2024. This was lower than £387,000 a year earlier.

In March 2024, the average price was £357,000 in the South West and £329,000 in Great Britain.

Average house price for mortgage buyers fell in Bristol

The average price of a home bought with a mortgage in Bristol was £342,000 in March 2024 (provisional). This was lower than an average of £351,000 in March 2023 (revised).

Across the South West, the average price of a home bought with a mortgage was £320,000, in line with £317,000 a year earlier.

Across Great Britain, the average price for buying with a mortage in March 2024 was £294,000, which was up slightly from an average of £289,000 in March 2023.

For cash buyers in Bristol, the average was £335,000 in March 2024 (provisional), which was down slightly from a revised figure of £339,000 a year earlier.

In March 2024, the average was £310,000 in the South West and £268,000 in Great Britain.
